Demolitions - control and advice

The Building Standards team has a responsibility to deal with dangerous building situations whether the building is empty or in use.

If it is considered that a building is immediately dangerous, then powers exist to evacuate the building and/or adjoining areas and take action (including demolition works if necessary) to protect the public and adjacent property.

If you consider a building to be in a dangerous condition or you require further advice on demolishing a building then please contact your Development Services Area Office (within office hours) or the Emergency Helpline (after office hours on 08451 55 00 99).

Demolition in a conservation area
If you wish to demolish a Listed Building you require Listed Building Consent (this applies whether it is inside or outside a conservation area).  Listed Building Consent is not the same as planning permission, which you may also need to alter the building.

If you wish to demolish a building that is not ‘listed’ but it is inside a conservation area, this will normally require Conservation Area Consent. You will need to give reasons for the demolition and submit detailed plans for the existing buildings as well as the replacement buildings if any are proposed.
